Job Responsibilities

  • Actively manage LAM Research (LAM) occupancy and space planning activities in Malaysia as well as other locations within the Asia Pac region.
    • Establish governance and compliance rules for the practice of occupancy and space planning; establish methodologies and processes that are consistent with LAM’s space management philosophy
    • Creates and develops short- and long-term occupancy strategies for the greater Bay Area, demonstrating a keen ability to collect information and translate it into a comprehensive real estate plan.
    • Performs more complex analysis tasks and comprehensive analysis tasks and comprehensive facility planning (e.g. opportunity analysis, options development, option evaluation, pro/con comparison, makes recommendations) with some guidance.
    • Gatekeeper of LAM workplace strategy & design guidelines to ensure project alignment with LAM corporate goals & objectives.
    • Monitor growth direction and projection for impact to established site strategies.
    • Responsible for the execution of migration planning activity which include, but are not limited to the development of migration and phasing plans, stack and block plans, test-fits and collection and analysis of data. 
    • Ensures major projects adhere to key corporate objectives as well as corporate planning and design standards.
  • Establish and maintains a strong relationship with Business Units Managers.
    • Responsible for developing and maintaining relationships with business units to collect and analyze business intelligence as well as socialize approved occupancy strategies.
    • Meet with internal departments to manage high level space requirements, reorganization updates, solicit for buy-ins.
    • Develop high level space allocation plans, options and schematic plans to meet short and long-term client based master plan initiatives

Other Job Responsibilities

  • Develop, monitor, and report on key Occupancy Planning metrics
    • Ensures planning is aligned with corporate guidelines, and that all scenarios maximize use of space;
    • Provide governance and oversight to ensure that the supply of space is measured and reported consistently, common definitions are applied, approved data collection tools are rolled out, and the reporting is done at one level to ensure accuracy
    • Provide input to quarterly and annual capital plans.
    • Develop and maintain at macro level the Real Estate strategy and timeline, reporting to Senior GRE Management on a monthly basis.
    • Support and maintain various operational reports on a quarterly and annual basis.
    • Provide and maintain knowledge of the regional active and inactive property locations including space utilization, organizational occupancy, sizes and layouts.
    • Document and reports monthly key metrics (e.g. space utilization, space allocation, etc.).
    • Evaluate space utilization and identify opportunities to maximize efficiency on a building/campus level.
    • Assist and lead in the development and implementation of key processes, standards, procedures, policies, and system.

    • Assist in adaptation of corporate guidelines, policies, and procedures fore the AsiaPac region.
    • Communicate and deliver consistent operational processes and products across the regions.
    • Recommends, educates and enforces space policies/standards, procedures and protocols and notifies client of customer requested exceptions;
    • Research, develops, and implements workplace strategies;
  • This position will be responsible for the management of outsourced planning and move management staff.
    • Manage regional team of planners, including providing constructive feedback and regular coaching and assisting in the development of training for the entire OP team. 

Preferred Qualifications

  • Bachelor or Master’s degree in architecture, real estate, interior design or planning, engineering
  • Minimum 8 -10 years of progressive advancement in facilities space planning, and/or interior design, and experience in project management and/or corporate planning directly related to the delivery of occupancy planning services
  • Experience in furniture panel systems, office furniture, and the ability to read architectural plans and floorplans is necessary in this role
  • Must possess strong problem solving and analytical skills; Knowledge and ability to incorporate use analytical and problem-solving techniques
  • Ability to understand complex ideas and effectively communicate those ideas to others on the account
  • Excellent interpersonal and communications skills. Ability to distill complex information to the essential key points for client decision-making
  • Ability to comfortably interface with all levels of management and to work on multiple projects simultaneously and prioritize as needed in a fast-paced environment.
  • Must have established customer service skills and the ability to negotiate through Occupancy Planning and office space Moves, Adds & Changes (MAC’s) space tactics
  • Advanced Microsoft Office: Excel and PowerPoint, strong IWMS and basic AutoCAD skills necessary, plus experience with use of SharePoint sites is a plus
  • Experienced in the execution of benchmarking with an understanding of industry trends and workplace innovation
  • Possess strong analytical skills, presentation skills with the ability to develop conclusions and recommendations for effective solutions
